Our July Member Spotlight shines on Jeremy Altervian, President & Founder at Vault Financial Services!
How long have you and/or your company been an AAPL member?
3 Years
What have you found to be most beneficial from AAPL membership?
The most beneficial part of AAPL membership has been the relationships. The education resources are excellent, but the real value has come from connecting with experienced private lenders, brokers, attorneys, capital providers, who are willing to share what they’ve learned.
The relationships have helped me solve complex deals, avoid costing mistakes, and continue to help me grow Vault Financial Services. AAPL has also given me credibility in the industry and opportunities for me to give back. Being involved in developing educational content for other members has been especially meaningful because I believe our industry gets stronger when we share knowledge rather than keep it to ourselves.
What, if anything, would you/your company like to contribute to fellow AAPL members and the private lending industry?
I’d like to contribute practical knowledge and be a resource for other members. Since my focus is on bridge lending, construction financing, and DSCR, I’ve learned a lot through both successes and mistakes. So if I can help another lender or broker avoid problems or finding creative solutions, that’s a win.
I also think that our industry benefits when we collaborate instead of compete. So my goal for Vault Financial Services is to be known as a trusted partner, one that brings integrity, transparency, and solution-based mindset, for every relationship. If I can help raise the standard of professionalism in private lending while building meaningful relationships along the way, that’s the legacy I’d want to leave.
What is your favorite AAPL memory?
I don’t know if I have one, but overall my overall favorite AAPL memory is that I found my people. If I were to break it down into specific instances, then I would say the first time I met Linda Hyde at NLE in Hollywood, California, where I took Linda and others to get tacos and margaritas. We all piled into my car and we were just cackling. And that was the really first time that I hung out with Linda. I told her I would come back and get her, and I think I forgot to go get her until she called me and was like, ‘where are you’?
Also, being asked to create a broker certification was a huge honor. And then to be able to speak on a panel was another huge honor. Those are a few specific memories that really come to mind, but I wouldn’t say there is one specific moment. I think it’s just the feeling I get every time I attend an event or I see our members come together.
What brought you into the private lending industry?
I’ve always enjoyed solving complex problems and helping people find a path forward when traditional financing says no. That’s what really got me excited about the private lending industry. Private lending gives me the opportunity to be creative. It’s like a canvas that I can paint on my own. I know that sounds cliche, but it allows me to move quickly. It allows me to be creative and help investors bring projects to life. Every deal is different and I just love finding solutions that creates a win for everyone.
Accomplishment you’re particularly proud of?
I would have to say it’s building my company, Vault Financial Services, from the ground up. I feel like most people are so used to allowing fear to hinder their growth. I used to be scared to roll the dice, even though I talk about being creative and finding solutions. But taking the big step of creating a business was a daunting and scary task. There are so many inside voices saying, ‘you can’t do it’ and ‘you don’t have what it takes and are going to fail’. It’s hushing those voices inside your head and just believing in yourself that you can do it. Having a support group that surrounds you, that encourages, that pushes you, that tells you ‘you can and you should’. Then when you actually get there, you’re like, wow, I can…. I can do it. Ultimately, you realize that it’s just your fear talking, that you can do anything you want.
Your “one big goal” for the year?
My biggest goal for the year is to continue growing Vault into one of the most trusted names in private lending. I want to expand my network of lending partners and help more investors successfully finance their project. Growth is important. You rest, you rust. I don’t want to be a big corporate entity. I love the boutique side of me.
Your personal motto/words you live by?
Discipline is the highest form of self-love. Every meaningful thing in my life, my business, my relationship, my personal growth, comes from consistently choosing discipline over comfort, and to do the right thing even when no one is watching.
Favorite “down time” activity?
I like skiing, mountain biking, and wake surfing on a lake. Hiking is where I do some of my best thinking and where I feel the most grounded.
