Only 50,000 people on the planet — ever — have finished something called the Dopey. That’s probably because anyone who even attempts to earn the medals must be just a little insane.

Oddball name aside, over just four short days, Dopey winners complete all four Walt Disney World Marathon races (yes, that’s 48.6 miles) … and they do it on pace.

Alex Breshears, co-founder of Lend2Live Learning, is not only already among those few finishers, she’s going to do the thing again in 2023. Probably dressed in mouse ears and funky-fun sunglasses (pictured) like last time.

We’re kind of already exhausted just thinking about it. While we go take well-earned rest, read on about Alex Breshears, on whom this month’s AAPL Member Spotlight shines:

How long have you been an AAPL member?

Going on two years now.

What AAPL benefit do you MOST value?

I love the webinars, the education at the annual conference, and the ability to network with other private lenders. It can feel a bit isolating at times going to local REIA events and no other private lender is in the room. Brokers are by the dozens, but not someone doing balance sheet loans. It’s a different conversation than someone brokering a loan for an investor, and I appreciate the community AAPL provides to fill that gap.

Why did you become a member?

I run an educational group about private lending and I have a book coming out by Bigger Pockets that I co-authored with another AAPL member, Beth Johnson, about private lending. I saw AAPL was very much behind ethics and education in private lending, and I have had Kat come talk to the group a few times and she’s welcome to come back anytime! The message is to reach the masses and let them know private lending exists as a way to be involved in real estate.

Editor’s Note: It’s always a pleasure to speak to your group; I look forward to next time!

What is your favorite AAPL memory?

Meeting so many people in 3D in Vegas this past November! It has been a long two years on Zoom calls and meetings with people, but to get that time in person to talk about personal lives, challenges, and other opportunities for a few days was priceless to me. (P.S. Can we make one in Orlando ?) lol.

Editor’s Note: Our Annual Conference is a fixture at Caesars Palace Las Vegas, but our sister company Think Realty is going to Tampa July 20! We usually have a small cohort of private lenders who join the event.

Why did you decide to enter the private lending profession?

The profession sort of chose me. I am a military spouse, and as such we have moved 19 times in 21 years across the country and globe. That didn’t leave a lot of time in any one particular area, and after having some long-distance rental units we thought we were just not cut out for real estate investing.  We met other military members who were investing in real estate and we participated in their deals as capital partners or just provided the debt. When Covid-19 shut down the more conventional hard money lenders, people sort of appeared out of the woodwork looking for funds. My spouse and I decided to make a go of this “lending thing” and see where it leads us. This way of investing allows me to move anywhere in the world as long as I have an internet connection and electricity, so I am good to go!

What are some accomplishments you are particularly proud of?

I built a community where people can share, network, and learn about private lending. I personally know people who have met business partners, private lenders, or even new vendors from the group. I’ve made friendships that I know will last for years. That community led me to Beth Johnson — we just clicked from the first conversation — and now we have a book and are leading a movement of getting more women involved in lending!

What is your favorite book, and why?

Psycho-Cybernetics by Dr. Maxwell Maltz. Oldy but goody.  It talks about the power of the mind to transform your thought patterns, which influences your actions, which changes your life.
